Hi Paul.  Thanks for the comeback. Question. We have been looking at the Knoxville, Oak Ridge area. Pros and cons?  I here there are bad areas of Knoxville to get into.  Do you know anything about it?  We want an area where we can comute to medical and shopping without having to drive 50 miles one way.  Also so my son can find a job without traveling very far. My wife says Oak Ridge is suppose to be nice.  I guess she was there some time back on business and thought it pretty nice.  Any info would be welcome. Thanks.

sorry buddy, i don't know much about that area since i live about 4-5 hours west of there.  one pro i can think of is that it would put you fairly close to the great smoky mtns. national park which is absolutely beautiful.  i think knoxville is o.k. as far as big cities go, but i am a country boy, not a big city guy.  have you considered the jackson area?  it is big enough that there is everything you need and more there, but it does not have the downside of the major cities - traffic, crime, etc.  i live about 30-45 mins. away from there.  plenty of things to do.  nice mall and several shopping centers.  great places to eat.  nice churches.  great medical facilities w/ a really nice hospital and lots of specialists right there in town.  plenty of job opportunities without having to worry about traffic jams on your way to work and back.  good schools.   great fishing with plenty of lakes close by.   and most of all nice friendly folks.  i don't think i'd wanna live anywhere in TN but around here.  that's just me though.

    Rev,

I prefer Knoxville to Oak Ridge , You have  5 hospitals in Knoxville proper so Medical is not an issue. Fishing is great and diverse From Trout thru bass, cappie , catfish and Muskie. Multiple TVA Lakes and rivers. Avoid looking for housing in downtown east Knoxville ( every town has that area) Shopping is great . I'm originaly from Long Island so I think the cost of living is great. We Have NO STATE  INCOME TAX. Check us out. Just do not make your first trip here during football season. 100,000 + die hard Vol fans decend on Knoxville on Game Day, lots of Orange everywhere. DollyWood is about 45 minutes from here.

    Bill,
Thank you much for the response.  So stay away from downtown and east Knoxville?  Where is a good area to look for housing?  Nice people, low crime.  Out a little where homes are not on top of each other.  Wouldn't mind having an acre or two.  Still close enough to shopping and medical without driving 50 miles one way. The fishing sounds great.  Love those Muskie. Thanks.

    Jim,

Based on the acreage requested North of Knoxville towards Powell & Clinton , West towards Hardin Valley area off Pellissippi Hwy. &  Harriman,  Southeast towards Lenoir City & Loudon, East towards Kodak, South try Maryville. These areas all are about 30 to 45 minutes out from downtown Knoxville. I would start at  I-640 loop and move outward. You will generally be near water any way you go, Tennessee, Clinch , Holston, etc Rivers. Lakes  include Fort Loudon, Tellico(former home of he snail darter), Douglas, Norris WattsBar, etc.

Retail and Housing is all moving outward from Knoxville . We have a BassPro in Sevierville ( really Kodak across the street for the Tennessee Smokies minor league BallPark, a Gander Mountain in Knoxville( really Farragut - in Turkey Creek shopping area) and there are rumours of Cabelas coming to Clinton. You would think people Fish and Hunt around here or something.

To get more info on Hospitals go to the Cariten or United Health Care website. Use the 37902 zip and search for Hospitals based on miles from 37902. You can get a good idea what your looking at.

Being a former New Yorker , our property taxes are real low as is TVA electricity.

Thank you very much Bill.  If it's OK I'll check with you ever so often.  Heck, we might be able to get together and do some fishing when we get out there. Thank you so very much. My wife wanted to know if there is much tornado activity down around the Knoxville area? Thanks. God Bless.

Tornados not so much, in  East Tennessee we get them but we are well east of Tornado alley, add to that we are in the TN valley next to the Cumberland Plateau, a lot of the really bad stuff bounces over us.

Feel free to stay in touch, I'm in the book Holland & Associates. I sell Health and Life Insurance which is why I knew about the Hospitals etc.

I'm trying to transittion to freshwater from saltwater after an extended layoff. I am not real comfortable yet with these light weight lures and lines.  In saltwater a 2 oz sinker or a 1 oz jig is light and you rarely used anything less than 20 lb test.

Hi Bill. My wife had one more question. Where you stated, "Avoid looking for housing in downtown east Knoxville", do you mean just the east part of downtown, or the whole area east of town?  Is that the crime area or just were the older homes are?  Don't worry about transitioning from salt water to fresh water. You will get the hang of it real fast.  A friend of mine moved from Miami to Minnesota and picked up on the fishing real fast. Last I talked to him, his wife said she couldn't keep him off the lake in the sumer or off the ice in the winter. Thanks for the info on Tn.  Every bit helps. I'll be glad to get out there. Talk to you again. Thanks. Jim.

    Jim,

On the map east of james white pky-hwys 11 & 70, north of the river, south of  I40, west of where Hwy 11 crosses I 40 , avoid that box when looking for housing. Mostly a high crime and drug area, lots of shottings etc. When you get over by the Zoo and Chilhowee Park things change quickly for the better.  TDOT is geting ready to close the downtown section of  I 40 to straighten out ( literally) Confusion Junction ( I 40 & I 275 & James White Parkway ).

You can find a lot about local housing pricing etc. at  www.viewhomes.com or my partner's daughter-in-law Stacy Brandau is a Realtor at  856 - 389 - 1094.

You can find a lot about the local fishing at  www.tennesseevalleyoutdoors.com or www.fishknoxville.com . The State Regs and such at www.state.tn.us/twra  Tennessee Wildlife Resources Agency.

That should keep you busy for  while.

    Bill

I used to live in Knoxville.  The whole knox county govermernt is... lets just say screwed. The some of the knox county schools are just as bad.  We moved to maryville, which is about 30 minutes south, and it is great. Oak Ridge: most of all i have heard about it is good. There are several great fishing spots in Knoxville. One of the FLW Tour stops is here. There are several great people, but there are several people who will make you wonder if God gave them any brain in their head.  Overall, east TN is one of the best places to live. THe mountains are beautiful and the national park has some great trout fishing.

I guess we are going to look at Oak Ridge area a little more.  Haven't ruled out Knoxville area (N, S.and W) yet.
